Hardwood vs LVP for Living Rooms in Northern New Jersey

For most northern New Jersey living rooms, both hardwood and waterproof LVP work well — the better choice depends on how you use the room, how much maintenance you want, and whether you care more about a natural wood look or day-to-day toughness.

Living rooms in Sussex, Morris, and Warren County see a mix of foot traffic, pets, kids, and seasonal humidity swings. Here is a calm, practical way to compare the two.

Look and feel

Hardwood brings real wood grain, depth, and a warm feel underfoot. Many homeowners choose it when the living room is a showpiece and they want a classic finish that can be refinished later.

LVP (luxury vinyl plank) is designed to look like wood — and good products do a convincing job. It will not feel exactly like solid hardwood, but for most guests it reads as a wood-look floor.

Wear, pets, and everyday life

Hardwood holds up for decades when it is cared for, and many installations can be sanded and refinished when the surface shows wear. It can dent or scratch from heavy furniture, claws, or grit tracked in from winter boots.

Waterproof LVP is built for spills and tracked-in moisture. It is a strong fit for busy living rooms where kids, pets, or muddy shoes are part of the week. It will not sand and refinish like hardwood, but a damaged plank can often be replaced without doing the whole room.

Moisture and northern NJ seasons

Northern NJ living rooms are usually drier than kitchens or mudrooms, but winter heat and summer humidity still matter. Hardwood can expand and contract with moisture changes, so proper acclimation and install conditions matter.

Waterproof LVP is a solid choice when you want less worry about everyday spills. (Your kitchen and mudroom may still be the first places we recommend waterproof LVP; the living room is more about lifestyle preference.)

Maintenance

Hardwood: sweep or vacuum regularly, wipe spills promptly, and use pads under furniture. Periodic refinishing can restore the surface when wear builds up.

LVP: sweep or vacuum, damp-mop as needed, and follow the product’s care guidance. No refinishing cycle — replacement of worn areas is the usual path.

Cost

LVP usually costs less than hardwood, both for the material and to install, which is why many families pick it for big open rooms or for a tighter budget. Hardwood costs more up front, but it can be sanded and refinished several times over its life, so it can hold its value for decades and adds to a home's resale appeal. The real price for either one depends on the product, the size of the room, and how much subfloor prep is needed. That's why a free in-home estimate is the best way to compare them side by side.

Which one fits your living room?

  • Lean hardwood if you want real wood, plan to stay long-term, and like the option to refinish later.

  • Lean waterproof LVP if you want lower day-to-day worry with pets, kids, or spills, and a wood look without the refinishing path.

  • Not sure? A free in-home estimate is the easiest way to walk the room, talk through traffic and pets, and see samples in your actual light.
