Engineered vs. Solid Hardwood: Which Is Right for Your Northern NJ Home?

Short answer: Both are real wood on top. Solid hardwood is one piece of wood all the way through and can be sanded and refinished many times, so it suits main-level living rooms, dining rooms and bedrooms where you want a floor that lasts for generations. Engineered hardwood has a real wood top layer bonded over a stable core, so it moves less with seasonal humidity changes and is a good fit for spots where solid wood can struggle, like over concrete slabs or in rooms with bigger temperature swings.

What's the actual difference?

  • Solid hardwood: each board is milled from a single piece of wood. It is usually nailed down over a wood subfloor.

  • Engineered hardwood: a real hardwood wear layer sits on top of plywood or a similar layered core. Depending on the product, it can be nailed, glued or floated.

From the top, a finished floor of either type looks like real wood, because it is.

Why humidity matters in Sussex, Morris and Warren counties

Northern NJ homes go from humid summers to dry, heated winters. Wood expands when it's humid and shrinks when it's dry. Solid boards move more, which can show up as seasonal gaps in winter or cupping in summer if the house isn't kept at steady conditions. Engineered wood's layered core resists that movement, which is why many homeowners choose it for rooms that are harder to keep stable.

Which one lasts longer?

Solid hardwood can usually be sanded and refinished several times over its life. Engineered hardwood can be refinished too, but how many times depends on the thickness of its wear layer, and some thinner products can't be sanded at all. If refinishing down the road matters to you, ask about the wear layer before you buy.

Where each one works best

  • Solid hardwood: main-floor living areas, dining rooms, hallways and bedrooms over a wood subfloor.

  • Engineered hardwood: over concrete, in rooms with bigger temperature or humidity swings, and anywhere a floating or glue-down install makes more sense. Always follow the manufacturer's rating for where the product can go.

  • Neither is waterproof. For kitchens, mudrooms, laundry rooms and full baths, waterproof LVP is usually the better pick.

How to decide

Think about the room, what's underneath it, and how long you plan to stay. If you want a floor you can refinish again and again on a main level, solid is a classic choice. If the room sits over concrete or sees bigger seasonal swings, engineered gives you the real wood look with more stability.
